Why it comes first
Most of what goes wrong on a refurbishment was decided before anyone arrived on site. Pre-construction is where Marcon takes that risk out: measured survey, condition and asbestos information, service isolations, buildability review, phasing against the client’s own operational calendar, and a cost plan that reflects all of it.

- Measured survey and existing-condition review.
- Buildability and value engineering while the design can still change cheaply.
- Phasing and decant planning around terms, clinics and trading hours.
- Service isolations, temporary works and containment strategy.
- Cost planning, programme and risk register.

Working with your design team
We are comfortable either leading the design or joining an existing team. Where a scheme is already developed we review it for buildability and programme, and we say plainly what we would change and why.
